-----Remember less is more, the less stuff you have out the more space it looks like your home has.

Pricing Choices- Overpricing, Market Value and Underpricing-
Overpricing is a common blunder that many a seller has made either in the hopes of a naive buyer or the "love" vs the real value of their home.  It also causes concern for a loan as the buyer may not be able to obtain a loan based on appraisal of the home.   Buyers today are not interested in being "fooled" into paying more than a property is worth.
Market Value is always a great choice as it reflects the value of the property.
