Local Real Estate Facts of Charlottesville, Albemarle, Fluvanna, Louisa and Greene

----- Charlottesville, Virginia- is a 10.846 square mile (6,942acres) city surrounded by Albemarle county. 987acres of Charlottesville is devoted to park areas. Charlottesville is famous for it's Downtown Pedestrian Mall which many travel here to visit. Charlottesville has been nationally recognized numerous times as being one of the best places to live and retire in the United States. The city has something for everyone with year round activities, numerous restaurants, great hiking trails, outstanding parks, championship golf courses, historic area's, theatres, museums, fantastic shopping and easy commute to anywhere. -----Albemarle County- Surrounding Charlottesville, Albemarle is around 726 square miles. Both Charlottesville and Albemarle are known for their focus on education. Also in the area are the University of Virginia and Piedmont Virginia Community College which provide outstanding education opportunities.  Albemarle and the surrounding counties offer some of the most breathtaking views of the Blue Ridge Mountains, Monticello, local horse country and outstanding golf communities.
The Hollymead and Crozet areas are too of the fastest growing places in Albemarle.

-----Fluvanna County- 514 square miles that is located south east of Charlottesville. Fluvanna county is committed to keeping their county rural in the wake of growth. Estimated at 25,000 county residents. Fluvanna is known for the impressive planned country club community called Lake Monticello, which is about 25 minutes out of Charlottesville with around 4,000 homes.
Lake Monticello is a gated neighborhood featuring a 352 acre private lake, featuring 5 beaches, 18 hole PGA championship golf course, docks, picnic areas and 35 acre fishing pond. Fluvanna is expanding into more retirees and building a retiree community called Nahor Village. Fluvanna is a wonderful place to raise children for those who wish to live outside of a city environment.

-----Lousia County- at 514 square miles is located south east of Charlottesville. Lousia is growing in leaps and bounds. Spring Creek at Zion Crossroads (south Lousia) is a new gated golf community named Number 1 New Public Course Under $75 in the United States by Golf Digest. (www.golfdigest.com) Spring Creek has a residential side, expected to reach 1,200 homes and then there is the upcoming Spring Creek Business Park.
Just across from Spring Creek Business Park is the new mall called The Shoppes at Spring Creek. The Shoppes at Spring Creek is estimated to be 65 acres of shops with a LOWES Home Improvement soon to open and a future Wal*Mart Supercenter.   Many more shops to be announced. Great access with Interstate 64, Hwy 250 and Route 15 all meeting at Zion Crossroads (part in Louisa/part in Fluvanna). Restaurants to front Route 15. Zion Crossroads area is expected to be the future home of a designer walking mall pending name (Merchant's Walke) and more business growth. With the growth of business, residential growth in the Zion area is estimated by some to double in a few years.
Lousia also has several lake communities with the largest being Lake Anna with 13,000 surface acres and 250 miles of shoreline. Louisa's population is estimated around 27,000.

-----Greene County- at 157 square miles is located north of Albemarle county, centered at the crossroads of major roads Rt.33 and US 29.   Greene is another area seeing tremendous growth with a current population of around 18,000. Many more new business ventures are expected along the Route 29 area of Greene. About 20 miles north of downtown Charlottesville. Taxes: .72 cents per $100

Up and Coming Homes & Communities

City of Charlottesville

Cherry Hill has both town homes(upper $270's) and single family homes (upper $350's) located just minutes from UVA. Lighted walking trails, picnic area in the heart of the city.
Huntley neighborhood is within walking of UVA with 100-plus lots with picket fences and walking sidewalks. Turn of the century style homes with blend of modern and traditional. 110 homes are planned starting in the $390's.
Village Place homes start in the low $400's with a craftsman style homes located in the heart of Charlottesville downtown and near UVA. Homes with large porches. Homes with up to 4 bedrooms. Great location and beautiful homes just beyond Johnson Village. Average square footage 2,820+.
River Bluff is a conservation community with Green homes and eco-friendly home sites in the high $400's and up.
Brookwood is a mix of elegant town homes and craftsman single family homes just a few minutes from the downtown area. From 1500 up to 3300 square feet with energy efficient features.
Carter's View located near Brookwood featuring craftsman style single family homes. Starting around $379,900

Albemarle Area

Ashcroft is one of Albemarle's most prestigious neighborhoods with exceptional views of the Blue Ridge. Clubhouse, hiking trails , lake and convenience to Charlottesville. New homes in the Ashcroft area start in the 700's.
Belvedere in northern Albemarle will be an environmental friendly community. Single family homes starting in the 400's at 2,164 sq. feet. Sidewalks for a walkable community, shared green spaces with views of the Blue Ridge located just off East Rio Road. Designed to preserve the natural environment and be energy efficient. Will also feature town homes and apartments. Tree-lined streets and an on site organic farm included. Now open sales center set up just off Rio at Belvedere entrance. Homes expected Summer 2008.
Pavillions at Pantops (under construction) to be 211 single family town homes in the first phase and 129 in phase two. The community will include playgrounds and playing fields. Pavillions will have a road connection to the Fontana community.
Poplar Glen are luxury town homes with private balconies close to everything at UVA. Located on a wooden hillside for privacy. Most with elevators. From mid $400's. 2170+ square feet with 2 to 4 bedrooms.
Off Ivy Road, just behind Kluge Children's Rehabilitaion Center.
Avon Park is Barry Meade - Green homes starting in the low $400's. Located just past Mill Creek South on Avon Extended. Arts & Crafts style single family homes and 44 attached homes.
Abington Place elegant townhome community just off Route 29 North within walking distance of Hollymead Town Center. Area is new with mixed use of office, residential and retail space. Hollymead is one the largest area's of growth. Starting in the $240's. Up to 4 bedrooms. Phase two is underway.
Indian Springs (Earlysville area) - now building with lots available. Some of the most beautiful views around.
Proffit Ridge located in northern Albemarle is set for 17 home sites from 2 to 7 acres with custom homes. Starting in the $800's.
Chestnut Ridge is located in the Earlysville area with home sites for sale from $195 to $280 at 2 to 5 acres.
Briery Creek is a new neighborhood about 15 minutes south of Charlottesville being built of 18 homes. Community will be centered around views of pastures. ponds, wildlife and mountains. Monticello High School district - Starting in the high $400's
Kenridge is a maintenance free townhome and villa community located near the Birdwood Golf Course. (Ivy Area) Town homes starting in the high $500's and villas starting in the high $700's.
Chestnut RIdge (Earlysville Area) fine homes in the $600's and up with 2 to 13 acre lots. Lots are still available.

Western Albemarle Area

Old Trail - several branches inside of Old Trail such as Creekside and Carriage Park. Located in the growing area of Crozet with a variety of home styles from luxury, single family to town homes.  Also home to fantastic Old Trail Golf course. Featuring walking sidewalks, nature and outstanding views of the Blue Ridge.
The Village at Highlands located in the Crozet area with three models to choose from. Starting in the mid $300's featuring 2 car garages and one level living.
West Hall is a community of single family homes with prices starting in the high $200's.
Clubhouse, outstanding views and located just past Crozet Park.
Fluvanna Area

Fox Glenn great location off Rt 250. Features 24 single family homes with 4 bedrooms 2.5 baths Starting in the $300's.
The Villages at Nahor for active adults in retirement setting. Maintenance free community now under construction in Fluvanna county.  Models in place for showing.
Sycamore Square is located next to Lake Monticello. Fitness center and clubhouse. Luxury homes, up to 4 bedrooms, starting in the $280's within a short drive to Charlottesville. Average square footage 1,780+. Also Villa homes expected winter 08.
Centre Hill Estates - an equestrian community -home sites are now for sale starting from $135,000 to $225,000. Lots vary from 3.25 acres to 7.75 acres with 20 home sites in this location. Almost 14 acres will be devoted to a common area. Located off Bybee Church Road
Sycamore Landing is located off Rt 600 (South Boston Rd) and set in a quiet rural setting. Tree lined streets. Homes start in the high $200's.
Boxwood Estates features country green homes starting in the uppers $300's
Panorama - one of the newest communities in Fluvanna beyond Palmyra, featuring breath taking views. Homes start around $280's.
Louisa Area
Reedy Creek is located just 25 minutes to Charlottesville and 40 to Richmond. Elegant homes on 1 to 4 acres starting in the upper $290's. Three separate streets form this country neighborhood. Homes up to 5000 sq. feet.
Spring Creek is a growing, gated community country living built surrounding an outstanding 18-hole golf course just named #1 New Public Golf Course Under $75 in the United States by Golf Digest. Easy commute to anywhere with variety of homes and builders starting in the mid $200's and up. Lighted tennis courts, pools, fitness center and play grounds. (make sure you read the Louisa Area Section at top)
Forest View is a nature lovers haven. Private location with a short commute to Charlottesville or the new Zion Cross Roads Shopping areas.
Greene Area

Greenecroft is one of the newest neighborhoods at Ruckersville with homes for sale starting in the $400's.
Four Seasons is an active adult community located at Ruckersville for 55 and better. Resort style living with club house, community room and dining, ballroom, lake, library and much more,...resort-like living with low maintenance.  You must visit, it is one of the most impressive communities I have seen. The model center is immaculate and has a numerous model homes to visit. Great price and outstanding quality and inspired land design by Jefferson. Starting around $299,900.
Octonia Highlands is a brand new area in Greene with outstanding views of the Blue Ridge. If you are looking for rural, this may be the place for you.
Deer Lake Estates features a lake view with homes stating in the upper $300's.
Holly Hill is a brand new community near the Hollymead Town Center featuring single family homes. Homes in a wide variety of styles to choose from. 3 to 4 bedrooms, a two-car garage, and up to 3,000 square feet of living space. Just off south bound Route 29.
Waters Edge is new homes of 3 to 5 bedrooms and 5 different home floor plans to choose from with one level or two level living.  Just north of Charlottesville, near Hollymead Town Center provides rural environment with lake side living.

Future Communities

Cascadia coming to the Pantops area in the future. Planned to be up to 330 units including single family homes, townhomes, multi-family and condos.

Hyland Ridge also planned for the Pantops area, north of the Fontana community.
This community is planned for 97 single family plots and 7 large plots.

Biscuit Run (pending name Fox Ridge) in southern Albemarle has been approved. Currently working on planning details and engineering. It is scheduled to be the largest home development in the country with around 3100 homes. It will feature it's own community shopping area, outstanding trails and parks. (mixed use and high density)
