I will be glad to provide you with a list of local lenders that are experts in loan information.
Know where you stand.
What information will I need to provide the mortgage loan officer?
Basic information such as your address, if you rent or own, if you have a current mortage, income information, employment history, address of any property you own.  This is a question to ask when you set your appointment. to be sure you have everything.
Basics of Mortgage
1. Fixed - rate mortgage is the most popular mortgage because your payment rate is set for the life of the mortgage, so you will always know your payment due.
2. Adjustable - rate mortgage means the interest rate will be adjusted to the rate that your index is at any given time, so payments can change regularly.
3. Interest - only mortgage means you pay only the interest first (anywhere from 5 to 10 yrs), then you will begin to pay higher payments when you start paying the principal,  Principal is the equity in your home.

Tips for : Buyers
-----See a lender and get prequalified (no cost to talk with lender), it is the only way you know how much home you can afford and buyers will not take you seriously with out being prequalified.
-----Write down the what things you really feel you require (# of bedrooms, basement or one level, school district)  Go to open houses on Sundays to get some ideas.
-----See a limited amount of homes at a time.  Too many can become confusing.
-----Look past the minor details, a pink room in an otherwise perfect home can always be painted another color.
-----Do not make any major purchases prior to settlement on a home as this will affect your  loan.

Important Questions to ask yourself......................If I were a buyer I would ask:

1.  How soon do I need to move?
2.  What kind of home do I want?  Town home, condo or a detached home?
3.  Am I willing to work on home improvement projects or  do I want everything to be ready on purchase?  Do I have time and money to do projects?
4. How important are schools to you?  Have you looked up the schools in your potiental area on the Internet?
5. How long do you plan to live in this home?  If long term, are you thinking of one level living or are you willing to climb stairs years from now?
5.  Have you checked out crime reports for your new potential area?
6.  Where will you work and how important will the commute time be to you?
7.  When you find a home of interest, think about what is around the home as well.  You are not just buying a home but the view that goes with it.
8.  Will I need access to public transportation?
9.  How many bedrooms and bathrooms do I require?
10.  Do I need a garage, a pool and/or a yard?

Getting Started -------------Step by step
:
Buying  " The Basics of Buying"

1. First step is getting approval by a lender.  The lender will simply determine the price range that you qualify for.  This is a must have.  You must be able to qualify for a mortgage in order to know the price range to look at. (Unless you plan to pay cash)   This is key so the seller knows that you are serious in your offer.  I can provide you with a local lender list if needed. Approval letter shows the seller that you are a credible potential buyer.
2.  Plan Ahead.  Call and set up an appointment so that we can make calls to get you into the homes you want to see.  Some homes/planned communities are only open certain hours, closed on Sundays or seen by appointment only.  Sunday is also known as open house day, so lots of agents are already tied up on Sunday's with open houses.  Don't wait to the last minute as it is first come first serve.
3. Make a list of what you most need in a home.
4. With the above, we can start shopping for your dream home. You have full access to all available homes on the market.  I am a trained professional ready to
represent you.
5. Once we find what your looking for, we can submit an offer based on all the facts to ensure that your are getting the best value.
6. I will effectively negotiate on your behalf each step of the way taking the stress off of you and getting you the best possible terms.
7. Once an offer is accepted, the next step is to complete the loan process.
8. There will be a time frame to complete any inspections, required documents or any contingencies and walk thur.
9. Start packing
10. I will be there for the Settlement/ Closing process so that you can be confident it will be processed right!  I always have your best interest at heart.
